Investment Risks

Investments linked to real estate assets and financial products may result in total or partial loss of capital. This page summarizes the main risks to help you make informed decisions. It does not constitute financial advice or an offer of securities.

If an opportunity is channeled through a regulated entity (e.g., Altarius ETI AG) and is aimed at retail investors, the Key Information Document (KID) and the current Base Prospectus will be provided. Always read these documents before investing.

Market Risk

  • The value of real estate and financial assets may decrease due to macroeconomic conditions, interest rates, local demand, regulatory changes, or market shocks. Volatility can negatively affect price and exit timelines.

Liquidity Risk

  • A liquid market may not exist to sell the investment when you wish or at the expected price. Liquidity windows may be limited and subject to intermediary or market conditions.

Execution and Development Risk

  • Projects may experience delays, cost overruns, construction or licensing issues, variations in budgets and schedules. These factors can reduce profitability or generate losses.

Counterparty Risk

  • There is dependence on compliance by developers, builders, tenants, custodians, payment entities, and trading platforms. Default or insolvency of a counterparty can have a negative impact.

Legal and Tax Risk

  • Changes in urban planning, tax, or financial regulations (e.g., withholdings, transfer taxes, or market regulations) may alter net returns and timelines. Taxation depends on your personal situation.

Issuer and Vehicle Risk

  • If the investment is structured through securities (e.g., ETI), there is credit risk of the issuer and the underlying vehicle. These products are not covered by deposit guarantee schemes and do not guarantee the principal.

Exchange Rate Risk

  • If your base currency differs from the investment currency, exchange rate movements can increase losses or reduce gains. Currency hedging, if available, may have costs and not eliminate the risk.

Operational and Technological Risk

  • Operational errors, cybersecurity, platform unavailability, custody and settlement incidents, or supplier failures can affect operations, liquidity, or record keeping.

Conflicts of Interest

  • Certain parties (developer, manager, issuer, or distributors) may have incentives that are not fully aligned with investor interests. Always review fees, commissions, and conflict of interest policies.

Loss of Capital

  • You may lose part or all of the invested capital. Returns are not guaranteed and performance scenarios are estimates that may not be met.

Essential Information

  • This information is general and informative in nature and does not constitute investment advice, personalized recommendation, or an offer of securities.

  • Before investing, seek independent advice and review the applicable legal documentation (KID, Prospectus/Final Terms, terms and conditions).

  • Published return figures, if any, are estimated and may differ from the final result. Past performance does not guarantee future returns.
